Duties and Responsibilities
Resident Manager duties:
- Generates new business, set up appointments and conduct unit showings with prospective tenants.
- Negotiate or approve rental or lease of various properties in a portfolio on behalf of the company and ensure that terms of lease agreement are met.
- Answer current and/or prospective tenant inquiries.
- Prepare lease documents and ensure all information are correct
- Manage the day-to-day functions of the apartment buildings including occupancy levels, collections of rents, and ensuring tenant satisfaction
- Focus on tenants retention and renewals by providing excellent customer service to all tenants
- Ensure that residents' issues and service requests are addressed within 24 hours.
- Meet and interact with tenants in a friendly and professional manner
- Work with utility companies, phone companies and contractors for entering the properties for their work.
- Ensure that residents issues and service requests are addressed professionally and within the company guidelines
- Inspection of buildings and vacant suites and ensuring the properties are in good condition and the vacant suites are rent ready
- Utilize property management system (YARDI) to ensure files and documents are properly maintained
- Ensure timely collection and deposits of rental payments and administer damage deposits.
- Receive supplies and sending paperwork to the head office.
- Assist and support other Property Managers when required.
- Monitor service providers and contractors to oversee the quality of work performed.
- Perform other duties as assigned by the senior management.
Maintenance, Cleaning & Landscaping Duties:
- Performing routine maintenance around the building
- Perform general handyman repair and maintenance duties including minor plumbing, electrical
- Appliance repair
- Painting, general carpentry work
- Moving furniture and appliances as required
- Manage tenant maintenance requests including proper follow up to ensure satisfaction and timely completion.
- Ensure upkeep and regular maintenance of firefighting equipment and systems.
- Ensure upkeep and regular maintenance of security equipment and systems.
- Inspection of buildings and vacant suites to report on any deficiencies and maintenance requests.
- Vacuuming, sweeping and mopping of carpeted or tiled common areas
- Clean building, turnover suites, common areas
- Snow and ice removal, salting of entrances, walkways, rooftop accesses etc.
- General maintenance of common areas (lobbies, elevators, hallways, stairwells, windows etc.) and amenity areas.
- Dusting and cleaning of garbage chutes, garbage rooms walls floors and recycling rooms
- Ensure handling and disposal of garbage and recycling bins.
- Ensure watering of gardens and lawns.
- Ensure general maintenance of common areas (lobbies, elevators, hallways, stairwells, windows etc.) and amenity areas (laundry rooms, recreation rooms etc).
- Other relavent duties as assigned
